Retail and Residential Mixed Use.

114 Mill Road epitomizes shop premises formed from Victorian terrace conversions up and down the country and successfully overcomes the difficulties commonly presented by tight urban sites and their need to be updated. The project involves the extension and redevelopment of existing retail space and first floor studio flat, and the part demolition of existing rear out-buildings to form one remodelled studio flat and two new maisonettes.

To ensure the continued economic viability of Cambridge Mill Road Butchers as a local, independent, family-owned business, the existing shop is to be refurbished with a new layout and finishes, creating an environment that is both more customer-friendly, and in compliance with modern hygiene regulations within the meat and poultry industry.

The ideas behind the new shop interior and shopfront, also by studio24 architects, are to create a clean, visible and spacious layout that make character references to butchery. Our aim is to improve visibility of the butchery process to the customer, with a clear emphasis on quality and honesty.
The residential accommodation will also be expanded and improved. The new extension, is broken up into a series of bays and all residential units (including the two first floor flats above the shop) each have their own access from the street. This brings several advantages by allowing for improved daylight penetration into the units, breaking up the massing of the extension, creating a buffer between the public realm of the pavement and the private realm of the units, and providing space for a threshold to the street.

Challenges at this site include retaining an operational retailer, re-organising internal circulation to create more useable internal space, and restricted site access. However, the project has benefitted from an open-minded and ‘can-do’ client attitude, a knowledgeable project team and the desire to deliver a project that ensures buildings of this type remain a key part of the City’s fabric while supporting a diversified local community. The design blends old and new to reinvigorate the street scene, while creating a sustainable location to live and shop.
